Looking for the plans of your house? Most UK homeowners hit this question the moment they start an extension, loft conversion or renovation: the designer asks for “existing plans and elevations” and nobody has them. This page explains where house plans can be found, what each source gives you, and how Surway’s postcode search tells you in seconds whether measured plans of your property are already available to buy.

Where to find existing house plans

1. Surway postcode search. Enter your postcode and house number. If a measured survey has been done at your address, the floor plans and elevations are listed for sale as PDF + DXF and released to your account immediately after payment. If not, you can request a survey and get a fixed quote on the same screen.
2. Your council’s planning portal. If a previous owner applied for planning permission, the drawings submitted are usually viewable online. Quality varies, older files are scans, and there is rarely a CAD file.
3. Building control records. Councils keep building regulations files, but they are not always public and often contain structural details rather than full plans.
4. The original developer or housebuilder. For newer estates the developer may still hold type plans, though these show the standard house type rather than your home as built.
5. Your solicitor’s purchase pack or the Land Registry. The title plan shows the boundary of the land, not the layout of the house, so it will not replace floor plans.
6. Estate-agent floor plans. Useful for a rough layout, but they are not to scale and planning departments will not accept them.

Why councils and architects want measured plans

Planning officers compare the proposed drawings against the existing building, so the existing plans must be accurate and at a stated scale (typically 1:50 or 1:100). Architects need the same drawings in CAD to design on top of. A measured survey is the standard way to produce them – and once one has been done, there is no reason for the next owner or the next project to pay for it again. What if my house plans are not on Surway?

Coverage grows as our surveyors and approved vendors add new properties, but many homes have not been measured yet. When your search returns no result, click Request survey data. Tell us what the drawings are for (planning, building regulations, sale, refurbishment) and we reply with a fixed quotation that includes the site visit. Accept the quote, we book the visit, and your plans and elevations are delivered to your account – and listed so you never have to pay for them twice.

What format are the house plans in?

Every package contains a PDF (for printing and Planning Portal uploads) and a DXF (for AutoCAD, Revit, SketchUp, ArchiCAD, Vectorworks and free CAD viewers). Plans and elevations are supplied together as one product. Payment is by card through Stripe, with no VAT added.

Can I find house plans by address for free?

You can search Surway for free; you only pay if you choose to buy the drawings. Council planning portals are also free to search but rarely offer usable, scaled or editable files.

How quickly can I get the plans?

Existing plans are released to the Downloads area of your account immediately after payment. If you requested a survey, we deliver the files within 2 to 5 working days of the site visit. Files remain available for one year.

Do I need to be the owner?

No. Buyers, tenants, agents and designers all purchase drawings, though you should have a legitimate interest in the property, for example a planning application or a purchase.
